Stairwell, gate, outdoor lighting, cameras: everything that keeps the building safe goes out with the rest.
A generator needs fuel, servicing and someone to start it. From abroad, nobody really takes care of that.
In a market where everyone suffers the same outages, « water and light even during load shedding » is a line few landlords can put in their listing.
Two options
One kit for the building, sized around what hurts everyone when the grid goes down.
It is the simplest way in: comfort improves for every tenant without touching any private installation.
Each unit gets its own kit, sized on the number of air conditioners, and the investment is passed on through the rent.
Kits can be added as tenancies turn over: nothing forces you to equip the whole building in one month.
Both options use the standard range: 48 V hybrid inverter, LiFePO4 battery, 550 Wp panels, IEC-certified equipment under manufacturer warranty. Each kit covers a range of daily consumption and is chosen by counting air conditioners — you do not need to know what your tenants consume. Every kit stays under 32 kW, which places it in the ARSE free regime: no paperwork for you.

And your tenants?
A tenant can neither drill your roof nor touch your consumer unit, and may move out in two years. We are preparing a kit for them that installs without a single hole and leaves with the occupant — panels on a ballasted frame, connection through backed-up sockets, nothing fixed to the building. A standard landlord authorisation form will come with it, so that the arrangement is clear between you from the start.
